What’s been happening? Good news
A few days ago, Smithswood NHT officers were deployed to a welfare concern reported by the neighbour of an elderly lady with limited mobility who was vulnerable to Rogue Trader type builders targeting her for substandard or unnecessary building work charged at extortionate prices. The elderly lady aged in her late 80's had received an unsolicited and speculative visit by builders who quoted her £40 for guttering work which then escalated to £750 when she allowed them into her property to conduct an assessment on maintenance repairs and then confused her into handing over a blank cheque which they attempted to redeem for £5K. Thankfully the I.P's bank refused to honour the cheque and when the builders advised her that they would be attending her address to carry out the work the prompt actions of the Smithswood NHT and their prolonged presence at her address at the appointed time acted as a visible deterrent and prevented any further offending behaviour. Officers placed a vulnerability marker on her address, contacted her bank and confirmed an associated marker was endorsed on her account and made suitable safeguarding referrals to partner agencies to ensure her care and support needs were being adequately met.
The following useful advice is worth heeding:
Be cautious, if a trader knocks at your door, do not agree to on-the-spot house repairs without taking advice. Say 'no thank you' and close the door. Be wary of exclusive offers, they will use tactics such as "I am only in your area today and would need to do the work now." Do not believe when told that guttering, roofing, gardening, or paving work needs urgent repair, this may cause you to panic and allow the work to take place. Do not allow anyone to pressure you into agreeing to have work carried out. If you ask them to leave and they do not, they are committing a criminal offence - contact the police on 999. Do not make snap decisions. If you feel that any work needs carrying out on your property, take time to talk to family or neighbours before you decide. Do not ever go to a bank or cash point with a trader, legitimate traders would never do this!
On Thursday 27th February 2025, Officers from the Smiths Wood Neighbourhood Team in conjunction with The Chelmsley Wood Street Watch volunteers, carried out a Street Watch Patrol around Burtons Park Road up to Guernsey Drive speaking to residents and reporting and dealing with any issues we found on our way. If you are interested in being part of a Smiths Wood Street Watch Scheme, please contact our team for further details.
